Is Sacramento Becoming a More Balanced Housing Market? 🏡

So, is Sacramento a buyer’s market or a seller’s market?  The answer right now might be a little bit of both. 😂

The June numbers for Sacramento County tell an interesting story.

The median sold price was $575,000, up 4.2% from last year. Inventory was actually down 6.3%, while closed sales jumped 13.4% and pending sales were up 17.9%.

In other words......people ARE buying homes.

For sellers, that’s encouraging news. But it doesn’t mean you can put any price on your home and hope someone bites. Buyers are paying attention to price, condition and value.  For buyers, there are still opportunities out there......but with fewer homes available, a good home at the right price can still get attention.

What I think gets lost in all these statistics is something pretty simple.  Life doesn’t wait for the perfect housing market.  People retire. Families grow. People downsize. Jobs change. And sometimes you simply wake up one morning and think......“Why am I still taking care of all this house?” 😂

Instead of asking whether this is the perfect time to buy or sell, maybe the better question is whether it’s the right time for you.
