In a lot of major cities like Denver, Austin, and Seattle, inventory is finally coming back. There are more homes on the market now than there have been in years. Buyers are starting to get some breathing room again. In California, prices are still holding steady, even though the number of sales is dipping. That might sound like a contradiction, but it's just the market finding its balance. People are listing their homes, but if they don't get the price they want, they're fine with waiting it out.
First-time buyers are having a harder time. Homes under $500,000 are getting snapped up quickly, and interest rates are still high. Many who were ready to buy have found themselves back in the rental market. Meanwhile, landlords are seeing a big bump in demand. After a few rough years, they’re finally getting their moment.
There’s also a shift happening in higher-end markets: in Manhattan, nearly 70 percent of purchases last quarter were all cash 💰. That’s not a typo. No mortgages, no lender paperwork, just cash offers and keys exchanged. Other cities are seeing a similar trend. With mortgage rates around 6.5 to 7 percent, wealthy buyers are skipping financing altogether and paying upfront.
For those still in the game, this summer could be a decent time to buy 🏡. With more listings and less competition, there’s more time to think, negotiate, and find something that actually fits. Homes aren’t selling instantly anymore, which gives buyers a little more power.
Sellers shouldn’t worry, though. The market is still healthy. Homes that are priced right and presented well are absolutely selling. It might take a few more days, but the interest is still there. This is just a calmer version of what we’ve seen over the past few years.
