Hey there—Carlee here 👋 I’ve had a lot of conversations lately with folks who are either already investing in real estate or thinking about jumping in, but feeling hesitant because of interest rates. I get it. When rates are up, it’s natural to feel a little nervous, especially if you're used to hearing about the days of 3% mortgages and bidding wars.
The truth is, even with rates in the 7% range, there are still solid opportunities out there for smart investors 🏡 You just have to approach things differently than you would during a low-rate boom.
Right now, we’re not in a frantic market. That means buyers, including investors, have a bit more time and room to make thoughtful decisions. You can actually analyze a deal without racing against ten other offers. That alone creates opportunity—if you’re willing to look at the bigger picture.
Flipping for quick profit might not be the best strategy in today’s climate, but long-term investing, especially in rental properties, still holds strong potential 📈 Monthly payments are higher, yes, but so are rents in many areas. If you find a property where the rent covers your costs and gives you some breathing room, that’s worth paying attention to.
This might also be a good time to get creative with financing 💡 Options like seller financing, buying down your interest rate, or even adjustable-rate mortgages can help you manage the monthly numbers while still building equity over time. Having a solid lender who understands investment strategies is key—if you don’t have one, I’d be happy to connect you with someone.
The other thing to keep in mind is that this market favors careful research and planning. Look for locations where people want to live—places with job growth, strong school districts, and low vacancy rates. In today’s economy, people are still renting in large numbers, and a good rental property in the right area can provide steady income 💰 even when rates are high.
I always remind my clients: real estate isn’t about trying to time the market perfectly ⏳ It’s about knowing your goals, running the numbers, and making sure the property fits into your bigger picture. If the investment works at today’s rate, and you plan to hold it for the long haul, you can always refinance later if rates drop. Marry the house but date the rate! Great advice in a uncertain market!
So yes, things feel different right now—but different doesn’t mean bad. It just means the strategy shifts a bit. You don’t need to rush, and you definitely don’t need to figure it out alone. If you’re considering an investment or just want to talk through some options, I’d love to help you sort through the noise and find what makes sense for you 🤝
Let’s talk when you’re ready. I’m always here to help.
